RESIDENTIAL AND COMMERCIAL DEVELOPMENT FUNDING
We have access to a wide range of Specialist Lending Institutions providing funding for Residential and Commercial Building Developments.
Criteria vary between lenders but usually we can negotiate for you to borrow up to 50% of the Land Costs and 100% of Development Costs (including associated expenses) subject to the total borrowing not exceeding 65% of the Gross Development Value. These percentages can be exceeded if you are in a position to offer additional security to the lender.
Funds also available for the purchase of property for renovation and resale or the purchase of properties for conversion and resale.
The Lenders we use do not have strict lending criteria and each proposal is considered on its merits.
Funds are available for small building projects and large developments.
If you are unable to meet the lenders’ criteria there are lenders willing to advance additional funds on a shared equity basis whereby they will take a share of the development profits in exchange for lending ALL Land Purchase and Development Costs!
Interest on the borrowed funds can usually be rolled-up.
